What I can offer to architects and clients for residences
I believe that as I have been in high end projects for a long time, and have worked with the best international designers in creating some of the finest projects in India and abroad, I am in an unique position where I am able to deeply understand the design intent and hence interpret the designers drawings and sketches most accurately, and ensure that the project is executed to the total satisfaction of both clients and designers.
How do I fit into the picture?
I am a Project Management Consultant with a deep appreciation of design and architecture, possessing an almost maniacal passion for quality, and compliance to design. I believe that any project that is properly and effectively supervised can be built to the highest standards as prescribed by benchmarking agencies like American Society for Testing and Materials (ASTM) and British Standards Institution (BSI). I can provide the required level of Site Management and Supervision to ensure that your project is built to these exacting standards. I can work in either of two ways:
I am retained as a Consultant by the Client / Home Owner, and I will support and guide him / her through the entire process of converting a plot of land into a perfectly designed and executed home.
I am introduced to the Client / Home Owner by the Architect / Interior Designer desirous of offering to their clients the highest standards of Project construction and finishing quality possible in India and I will be retained by the Client / Home Owner for that portion of the project where my inputs are required.
Methodology followed / Services offered
Preparation of a Requirement Brief capturing the needs and expectations of the Client / Home Owner for the Interior Designer / Architect.
Assistance in the selection of the most appropriately experienced Interior Designer / Architect based on the budget, scale and category of the project.
Provide technical support and guidance to the team to arrive at the final mix of specifications and technologies to be adopted for the project.
Structure, Framed / Load Bearing / Filler Material.
Guidance on the selection of the most appropriate Waterproofing methodologies, vendor selection and management, and supervision of the Design and Detailing of the same.
Guidance on appropriateness of Layout, assessment of the gaps in meeting the Requirement Brief.
Guidance on Natural Light and Ventilation and enhancement of the same.
Support during the design of the Mechanical, Electrical and Plumbing (MEP) systems, Rain Water Harvesting, specifications and routing requirements.
Guidance on the selection of the most appropriate Heating Ventilation and Air Conditioning (HVAC) Technology, and supervision of the Design and Detailing of the same.
Support during the selection of the most appropriate Building Management and Automation Systems for the project, and integration with the HVAC, MEP and the Construction Drawings.
Assistance in the selection of materials finishes and colors for the interiors and the exteriors. I use the term ‘assistance’, as I believe that this area of expertise is largely in the domain of the Interior Designer / Architect, and they need to be provided with the maximum freedom and liberty to recommend the ideal materials and finishes that would help translate their design concept into reality most accurately and effectively.
Guidance on the selection of Windows / Glazing technologies, vendor selection and management.
Guidance on the selection of Plumbing / Sanitary brands, vendor selection and management, and supervision of the Design and Detailing of the same.
Guidance on the selection of Home Theatre and Entertainment Technology brands, vendor selection and management, and supervision of the Design and Detailing of the same.
Guidance on the selection of Modular Kitchen Elements, vendor selection and management, and supervision of the Design and Detailing of the same.
Guidance on the selection of Lighting Fixtures, vendor selection and management, and supervision of the Design and Detailing of the same.
Preparation of a Project Schedule to ensure that inter-dependant agencies are brought together at appropriate times so that the work can efficiently proceed, and to enable installation of expensive and delicate fixtures and fittings at the most appropriate time at the site. This prevents abuse, damage and voidance of warranties, etc.
Periodic Site visits to supervise quality of work / intensive daily supervision of the site to ensure high / total compliance to the design, and ensure the highest standard of finish possible.
Solutions offered for construction errors, managing Design Changes or Changes to the Brief during the course of construction.
Guidance on the Handing Over / Taking Over process, Testing and Commissioning of all Equipments and Installations, Warranty Documentation and Invoice Certification, Quantity Certification, Quality Certification.
My Aim
Building a home is a very special activity that most people indulge in only once in their lifetimes, and hope to create that perfect dream home for themselves and their families. However, the current scenario, for a person who is not from the construction industry, building a home can be a very big challenge, and an overwhelming number of people are disappointed with the final outcome, as they are not made fully aware of the decisions they need to take and the expectations they need to have, particularly in managing poor quality workmanship. In my view, no home owner deserves to be disappointed while creating their labor of love, and I can step in and make that process as painless and enjoyable as possible.
I hope to integrate emotionally and intellectually with the Clients family, and help him / her fully understand the options available and budgets involved, so that he or she will be best placed to take the ideal decisions. I believe that a home is like a bespoke suit and will have to be tailored perfectly to fit not only the individual owner but each and every one of his or her family – children, guests, staff and pets included. My aim is to fully and completely understand your requirements, assist you in your technical decisions and decisions to be made with the Designer / Architect, and thereby ensure that you fully understand what your real expectations are, and deliver those expectations to you by professional project management, planning and world class site supervision.
I can also assure you that I am involved in the Residential Project Management Area because it is a passion and not just a vocation. I am of the opinion that many of the people in this line of work may not be in a position to provide detailed and individual attention that I offer, which sets my work apart from the majority. This is also on account of the fact that I do not take on multiple assignments simultaneously that dilute my involvement or attention. Lastly, for the above self defined requirement of deep involvement, I am able to offer my services in Bangalore / the BBMP Limits only.
